        Hi all,

        I’m in a pretty frustrating situation and could really use some advice from people who’ve had similar experiences. I moved into a flat in Mumbai on 1st March as a replacement for another girl. I paid one month’s rent and brokerage upfront (one way). The flat is a “fully furnished” 3BHK shared among 4 girls, and I share the master bedroom with one other girl.

        Issues with the Flat and Roommates:

        Roach Infestation: The first day I moved in, I discovered a major roach problem. I had to get pest control done myself because it was a huge health hazard.

        No Maid/Unclean Common Spaces: There is no common maid, and the shared areas aren’t cleaned regularly. The flatmates don’t maintain any shared system like Splitwise for common expenses.

        Bathroom Problems: The bathroom sink and drains are clogged with hair.

        Faulty Appliances: The TV doesn’t work, the fan in the hall is broken, and my room’s AC doesn’t cool. I was told everything was “fully furnished,” but most things aren’t functioning.

        Missing Keys & Cupboard Issues: I wasn’t provided with a door key, so I had to get one made myself. Also, the cupboard allocated to me doesn’t lock.

        Issues with the Owner:

        Communication Issues: I’ve only spoken to the owner over the phone. I informed him of all these issues on the first day I moved in, and he promised to get things fixed. He’s been slow to address anything, and even after weeks, nothing is done.

        Electricity and Gas Bills: The electricity bill is ₹13k, and the gas bill has been due for 6 months. The girls here aren’t managing anything properly, leaving fans and ACs running even when no one is in the room, wasting energy.

        Lack of Transparency: We haven’t received hard or soft copies of the bills, so I have no way to know how the charges are being accumulated.

        No Responsibility for Repairs: The owner has been dismissive about repairing the appliances, calling it “not a major expense.” I expected the flat to be in decent condition when I moved in, but nothing is working as it should be.

        Issues with the Broker:

        Brokers’ Misrepresentation: The broker sold me this flat, and I’m now realizing it’s not at all what I was promised. I’ve informed the broker about the issues, and they’re now ignoring my calls.

        Brokerage Refund/Replacement: I’ve asked for either a refund of my brokerage or help finding a replacement flat, but they’ve gone silent.

        To top it all off, the owner has now told me he’s planning to give us a notice to vacate next month. He’s also been telling me he’s “equally annoyed” by the issues with the flatmates, but won’t take any responsibility for resolving anything.

        I’m honestly frustrated and feeling helpless. This is the first time in over a decade of living in Mumbai that I’ve encountered something like this. I don’t know how to move forward—should I just deal with it, find a new place, or take legal action?

        Has anyone gone through something like this before? Any advice on what my options are?

          did you visit flat before taking it on rent?

              Yes, I did. A couple of times infact.
              Talked to the roommates prior and had enquired about all the basics.
              The electricity bill was said to be on the lower side, since it’s also solar power backed. But 13k, when 2 out of the 4 occupants were not even present for half a month is insane! Add to it the non-cooperation by the owner and no physical or digital copy of the bill, just the amount available against the flat on the website is frustrating to me.

              I work as a realtor as well please tell me you requirements I will try to find you apartment without brokerage. Extremely sorry on behalf of realtor fraternity but this is not professionalism.

              Kindly share me your expectation, rent and location I shall try to get rent apartment within your budget. Their is no option towards it all you can do is shift.
