        The owner generated the invoice
        My rent is 12k
        The gst is 12% ?

Since my rent is below 20 k I don’t need to pay gst to the owner right?

Check up on gst rules and if you’re sure about it then file a complaint. There are many people that use gst as an excuse to get more money from ignorant customers

GST on rental is applicable if you are renting for commercial purposes. I don’t think there should be any GST. You are probably being conned.

                      See my reply above:

GST is applicable for paying guest services. So you will need to verify if this accomodation is being treated as a PG or a hostel. The GST rate is 12% for PGs and Hostels. The GST for commercial rentals is 18%.

If your landlord has a GSTIN you can check if it is valid

Check his GST details from his GST NO. on GST website.

Does his GST say that renting of commercial space is included in the list of services.

Also check whether he is giving you commercial electricity and commercial water alongwith a rental agreement.

Do I have given another proof.

Tell your landlord to include the HSN in the GST Certificate else you will submit this Invoice to GST officer and he will take care of the rest.

PG’s/Hostels can claim exemption at entry 12AA when they rent out accommodation to students, professionals, or others for less than or equal to Rs. 20,000 per month per person for 90 days or more.

If your stay in invoice is indicated as less than 90 days you are liable to pay gst.

GST may be applicable if he has taken it as a commercial space rental (which he is running a business on).

Here’s my experience with GST invoices.

We had to do some 3D printing for office work, I found a guy, he completed the work and it came to payment he gave me a GST invoice.

I simply asked him for the GST number, registration details as well as PAN and Cancelled check and told him my finance guy will process the payment after confirming all the details.

He gave me a Non GST invoice.

See thing is you can’t just give GST invoice, you have to file the return as well.
