Tenant not paying rent and unresponsive to calls/text.

We own a residential property in Guwahati(Assam), and it has been rented out to a relative of an old family friend. For the last three months we haven’t received any rent and the tenant hasn’t been replying to any calls or messages either. It’s not possible for my father to visit the property in person due to his health and he is unwilling to involve the family friend into this as they were not part of the process when the property was being rented out.

I have already sent a stern warning over text message twice and also mentioned that we will be taking legal action on our part if the property isn’t vacated within a week. However, it has been over 2 weeks now and still no response.

So what are my current options in regards to this? Should I involve a lawyer or file a police complaint? Any other ways to get them to vacate the property?
