        So we rented out a portion of our house to a tenant (husband and wife) we are staying on the 2nd floor while half of 1st floor (2bhk) is rented to this couple.

        It has been over a year and we have a proper rental agreement and everything is documented, everything was ok except one thing. The wife did not stay in home most of the time and the guy was coming drunk every night. We turned a blind eye for some time but it got worse when he started to bring his drunk buddies. So we asked them to vacate saying that we were doing some renovation and we need the place. we gave 2 months to vacate.

        A week back they vacated, and during the vacation, they asked for 50% of their advance to pay for their next house owner so we already paid 50% ofthe advance. Now in the remaining 50% we informed that we will detect for EB (2 months which is not yet paid), Cleaning (Rs.500), Painting (Rs.1000) and whatsapped the remaining amount and told we will Gpay

        This is when the attitude started, the guy who was half drunk most of the time has never spoken more than 100 words in this 1 year, just smiles and walks with heads down. But now he is a different person, shouts like a madman creating a scene saying that he needs the full advance and we should not detect anything

        Honestly, this was a bitter experience and we did not want to escalate, so informed that we will pay whatever he is asking for but asked him to hand over the rental agreement and also pick up the scooty which is parked in our home. But now since we obliged i think he is taking us for granted, dude give us a warning like this

        And demands that we pay the rest of the amount in Gpay today only. And he will come to collect the scooty and give the rental agreement when he finds time.

        Honestly, my intention in the start was to get done with this problem, but now he is testing my never. don’t want to waste my time and energy over a small amount and on an idiotic person. But at the same time, I hate not doing anything about it. I have not raised my voice or lost my professionalism with this guy. But, there is a small ego in me which what to get back at him.

        What are my legal options here? Or is it best to ignore?

            Pay him the rest after deducting EB (assuming it’s per govt rate card), if not – pay him the 50%

            Drinking is not illegal. They have given the house back to you. You have no grounds even keeping the deposit or deducting for cleaning or painting, unless pre agreed.

                I am ready to pay back what ever he is asking for (EB is there on rate card but i don’t want the argument its just Rs.600 for 2 months which i am ok paying).

                But is not fair from my side to expect him to return the rental agreement and take back his scooty which is parked in our home before I pay his 50% advance back

                    Lift the scooty and place it outside your boundary wall. Ask him to send the agreement via Swiggy genie or whatever and return the money.

                    The thing about such petty issues is that one or both parties might either be feeling aggrieved or want their ego massaged. If it’s a minor inconvenience, the trick is to stand firm but still give in without showing weakness or escalating.
