        I own a room in Mumbai that I let out to a tenant about 17 months ago. Initially, we had an 11-month Leave and License agreement. However, I was away in my village for several months and did not formally renew it.

        While the formal agreement expired, I have the terms and conditions written on a copy of the tenant’s Aadhaar card, which he has signed. The tenant has been a consistent defaulterβ€”he does not pay rent or electricity bills on time.

        Two weeks ago, I told him that if he doesn’t pay on time , you should vacant it . In anger and rude tone , agreed to vacate within 15 days, but that deadline has passed and he is now refusing to move out.

        I am a student from a middle-class family and cannot afford long, expensive court cases, nor do I want this to disrupt my studies or family peace.

        Should I file police complaint?

        What is the most cost-effective way to legally evict a non-paying tenant in Mumbai?

        Any guidance from people who have handled similar situations in Maharashtra would be greatly appreciated.
