April 16, 2025 at 6:24 pm**Need Advice – Landlord Unfairly Deducting Huge Amount from Our Security Deposit**Hey everyone, I need some help dealing with a situation involving my ex-landlord.
We had an 11-month rental agreement with a 3-month lock-in period. The agreement started on June 11th and was supposed to end on May 11th. However, we vacated the house before April 9th — meaning we stayed for only about 10 months.
Due to some disputes with the landlord, we stopped paying rent after the first 3 months and clearly told him to deduct the remaining unpaid rent from our deposit. I’ve paid the first 3 months’ rent via UPI, and I even showed him the receipts and matching entries in my passbook. Still, he’s refusing to acknowledge one of the payments, saying it’s not showing in his bank or UPI records, and is only counting two payments.
Now, here’s the issue:
* Our total deposit was ₹1,00,000.
* Monthly rent was ₹7,500.
* 7 months’ rent is pending = ₹52,500.
* Electricity charges = ₹5,000 (seems fair). So in total, ₹57,500 should be deducted, and we should be getting back around ₹42,500.But instead, he’s trying to charge rent for the full 11 months and only returning ₹26,000! On top of that, we also spent around ₹13,000 ourselves on painting the house before leaving — because the landlord wanted us to cover that too.
This feels extremely unfair. Is there any legal route I can take here? Any advice or similar experiences would be really appreciated!

If the rent agreement has an exit clause, and you have messaged him that you wish to leave and he still isn’t giving you your money back, I would say continue to stay and hire a lawyer to send him a notice. Do not vacate the house still it’s sorted. I would generally side with landlords, as tenants in general are in the wrong most of the times from my experience, but this is just ridiculous. 1L – downpayment for 7,500 rent per month? :/ Jeez. Is this Bangalore/Mumbai?-

April 16, 2025 at 6:45 pmbro my mom made that mistake of giving 1L deposit. and yeah we told him we would vacate the house asap in feb itself and he already has made a new agreement with new tenant but we still have the key. And all the people i met who knew my landlord would only tell me what a fucked up person he is. I m not sure anymore so should i visit my nearest police station?-

April 16, 2025 at 6:49 pmTill he doesn’t return the amount that is due, do not return the keys, that’s the only thing that will get you your money back. You can also let the new tenants know about the issue, why let someone else fall in the trap. You should definitely get a lawyer and send him a legal notice, so that can be used later in the court. -

April 16, 2025 at 6:50 pmFirst of all giving such a huge deposit to landlord is nothing short of a financial blunder, landlord specially in idea don’t give the deposit back easily, anyways don’t leave house until he give you back the deposit-

April 16, 2025 at 7:06 pm1 lakh deposit for rent of 7500- can you tell me the place please. Here in Delhi we always deposit 2 month rent as a security and in rent agreement also tried to write a notice period of 2 months to cover security, yes agreement preferred is registered not notary.-

April 17, 2025 at 4:46 amThen you would also have done the same.Lesson learnt the hard way I guess now and kindly don’t show money to anyone , always negotiate in every situation.
And go for registered agreement if possible, shuru me mehnga padega thoda but discrepancy case me registered agreements have most power over anything.
