        Hi everyone,

I need some advice on a rental issue.

I was staying in a rented flat where the actual owner lives abroad. They’ve hired an external property management service that handles everything like agreement, tenants, inspections, etc.

I vacated the flat after giving a one-month notice in March. There is no clause in my agreement that says I need to find a replacement tenant, and this was never communicated to me at any point.

Even then, I still tried to help and found a girl who was ready to take the room. But after interacting with the property management people, she backed out at the last moment because she found their behavior towards tenants quite rude and off-putting.

        Now:
        – My notice period is already over.
        – No replacement tenant has been finalized.
        – My flatmate has already paid her share of the rent.
        – The owner (through this management service) is asking for full rent.

The property manager is now telling me to either:
        1. Pay another month’s rent, OR
        2. They will deduct it from my security deposit.

I feel this is unfair because:
        – I gave proper notice.
        – There is no agreement clause about replacement.
        – I still made a genuine effort to find someone.

What are my legal options here? Can they deduct from my deposit like this, or should I challenge it?

Would really appreciate guidance on how to proceed.

        Thanks in advance!
