      NAL..Here are a few suggestions based on my common sense. first deal with your weakest links.. u need to express confidence when you deal with ppl like this.

      1) Get your parents in confidence.. so that they are not blind sided and can gather support through influence or whatever means necessary.

      2) See if you can find any link with police in your home state or state other than TN. Ask them to call owner and tell them if they call or threaten you again..they will file a case outside TN and he has to deal with summons.. his local influence won’t matter much outside TN.

      3) Talk to your manager and discuss how any escalation might affect them.. you never know they might lend u support or will tell u their limits..either way better talk to ur manager and management. Most corporates have legal team or links which can be helpful.

      4) Find a reference for local police from your company (if they help) and talk to them. The local police can advice you how to proceed .

        Tell them the bloody neighbour took a loan from me as well.. plz help me recover money..I will give u 10%.
        Waste their time in negotiations.

        Next time they call, ask them for updates on your money recovery, irrespective of if they agreed or not.

            There are two issues associated here.
            1. Please do due diligence of renting out your property without any documentation of money trail. Please consult with a lawyer if needed to ensure tenant do not end up using this arrangement to their advantage. Talk to previous owner about their conduct.

            2. Managing the cash payment. I believe to some part you would be able to consume the cash for self use and maintenance payment.. however u need to have someone willing to take cash payment from you. Say – you buy a property which is willing to accept cash or something similar… Talk to a CA …

            But like it was mentioned..this approach has associated risk and IT dept can come after you at a future date.. so weigh in the risks and take your call.

              I am assuming you have not taken any panga from your immediate seniors.. all you can do is follow up with dgm and circle office.

              Talk to your union leader, see if they can help you.

              Apart from that.. there is little you can do.

                Speaking from experience…Almost every officer think of it..but lack of alternative jobs makes it hard.. especially for women employees it’s much tougher.

                I know many husband-wife both working in PSB bank and live in different cities, while their kids are raised by grand parents.

                In many cases..a bank job can be as stressful as IT job.

                  To negotiate with such AH and AoA.. u need LEVERAGE.. if legal approach works fine… else u need to become a bigger AH. Make sure to create a list of AH things to do and priorities based on minimal collateral damage.

                  Step one: Document everything

                  step two: Be a bigger AH.
                  Figure out what could annoy your AH neighbour? Maybe you can knock back through the roof at oddly hour. Or install a speaker system with bass directed at the roof. Talk to him over call to discuss noise issue.. nudge him to abuse you over call and put that on common whatsapp group..or run that recording in loop on a really loudy speaker system… I hope u get the drift on where I am going with this.

                  Step three:
                  Handling collateral damage: Make it a multilateral issue.
                  Apologies your neighbour again and again..at the risk of annoying them with your apologies.. but keep them being collateral damage.. that way u can get more people to tell your AH neighbour to chill…they will not care if this is a bilateral issue…so make it a multilateral issue.

                  Last but not the least:
                  BROADCAST unsolicited weekly reports to all neighbours : summarize all documented events. This will act as a persistent nudge to wider audience to pressurise the upstairs AH.

                  PS: Speaking from my experience handling AH neighbour.. I was harassed for three months..I harassed back for 2 years..and he had to move out ๐Ÿ˜

                        Send a complaint to skoda for dealer malpractice.
                        Unfortunately there’s nothing much you can do .. it’s not a criminal offence and I doubt skoda will do much here.

                        Your only option: move to a different dealer

                            I am not a lawyer.. but as per my understanding a housing loan is secured in nature..but only when your loan becomes NPA. The bank is kind of secure as it can take possession of your flat (if finished) else it will expect the builder to clear the dues.

                            But as an loan applicant, you will still be considered as defaulter and it’s very tough within the current process to undo that damage.

                              Did you buy a resale property or in any new phase?

                              I believe this project was initially planned to be delivered in 2017 and got delayed royally.

                              Also.. as I read in news ..defrauded buyers have formed an association and have filed lawsuit against both builder and bank.

                              Are you part of that association? If not get yourself added.

                              Second: Legally you have no remedy unless NCLT steps in and starts recovering dues..even with that.. u as investor are low in priority chain..that means if they recover money from builder..first banks will get their part , then businesses and then if anything is left ur no will come.

                              Right now plz focus on following things:

                              1) join the association to reduce your legal cost.
                              2) Reduce your EMIs , but don’t default. Unfortunately there’s no legal remedy.
                              3) Talk to lawyers/CA who specialize in financial disputes and figure out how to reduce your EMI burden w/o screwing up your credit score.
