Looks like you were not an official employee of the company at all and more like a contract employee! Did you receive a formal offer letter? Do you have access to the company mail ID? We need more details to understand the scenario better.

But the way you described it, they can’t do shit if you don’t pay them the 3 month salary except for keeping hard copies of your degree. Which I hope you have scanned in good quality, if you didn’t, that’s plain stupid. I haven’t had a company asking for my degree in the last 3 job switches. Most would be satisfied with a scanned copy and do background checks if needed.

A lot of universities also have an option to obtain another original and it would cost a lot less than 30k for sure.

To summarize, don’t pay them anything. Just leave.

You could send this message to any guy in the country and he would think of himself as a criminal.

Again NAL but if I were in your case, I would sit with the seller to understand if he’s willing to come to an understanding. Or, I would have just delayed the transaction a little and looked for another buyer who would be willing to take it at the same price. Like you, most of the investors are not conversant with the municipal jargon that our country’s complex land laws pose. It should not take much effort unless the information becomes widely known.

Is it by law? Even then it might not be true for all states. Because land is a state subject as far as I know.

And there could be a dozen material information that could impact the value of a plot. Take this case for example. There is no certainty that the value will be affected by road widening in government records. Their valuation is still x and they will pay more than x for sure. It is the market value that has a different multiple and this multiple is impossible to determine accurately.

Additionally, let’s say the seller is suppose to disclose material information. But he cannot disclose information he does not officially know. Unless the urban local body sent him a notice, which he received, he can always claim he did not know.

I still don’t see how the seller can disclose such information and how can it be legally binding on him.

This varies from place to place and project to project. In most metropolitans, you get something called TDR and not an outright cash compensation. You can however, sell this TDR in the market.

In small towns, you get upto 5x of government valuation but that valuation itself is 1/10 of market value. Effectively, you get half

To sum it up, this varies a lot from case to case.

                1. Completely depends on the seller
                2. It is always the buyer who’s supposed to do this type of due diligence. Seller is under no obligation to disclose any such information.

File an RTI. Frame it the right way. RTIs must be replied to. It’s one of your greatest weapons when fighting an unreasonable government.

If the property changed hands even once more than 30 years ago, you have almost no right to it. Your best bet is to visit the village yourself that you suspect, go the the patwari office and try get some information on historical land records. Even then, if someone has a built structure on the property, your rights will be reduced substantially. It’s not so easy to recover properties like this.

NAL but have some experience dealing in land transactions

This is not entirely true. The society has the power to approve or reject a tenant for valid reasons. In this case however, an agreement already exists. So, the society can make the owner reject a renewal.

Not sure how kicking out the in between is treated. NAL, but you must be careful with the society seat holders.

Forget the laws, what does your conscience say about this? He’s still learning pythagoras theorem and you think he can make a decision regarding his love life.

See buddy, my policy wordings are the same. I am not saying that you should not fight it out but it won’t be easy. If you have all the proofs of PB mis-selling, that will be easier to fight.
