Forget about cash cause it is very hard to trace. Hire a competent lawyer (preferably someone you know) but make sure to be very clear about what your outcome needs to be and what will be his cost. If possible make a binding contract. Lawyers also can’t be trusted in this country’s judicial system.

We are paying hefty prices almost equal to US real estate here in India but law is hopeless in our country that there’s absolutely no framework or safeguard for customer’s interest and rights.
