I completely understand.. it’s just how bad landlords are. And if you don’t have sufficient contacts to get down to their level and fight, you end up losing

Very easily faked (in my minimal experience).. worst case it costs 5-10% of the total amount to get receipts which will stand up to a fair amount of scrutiny

Non lawyer question.. if you actually sue him, won’t he just come up with fake receipts and show the court he spent on repairs? Like he may show 50-60k for painting,etc

This is the law.. few years ago they updated the policy so Amazon can have only around 25% stake in sellers i.e. they cannot control the sellers. Earlier it was 51%

Read the T&C, their “full responsibility” is limited to some 5 lakh worth of lawyer fees if someone filed a case on your later

Better to advertise with the condition of “NEFT payment and immediate RC transfer” attached, go to RTO with the buyer and handover keys once the RC transfer acknowledgement is in your hands.
