1. Check the agreement for notice period clause
2. Provide her an official notice period in writing, preferably mail, in case the default notice period of 30 days is mentioned
3. You can leave on end of notice and she would be obligated to return the complete deposit after deducting the painting and damages charges, which is usually capped at 1 month rent in case of no major damages done by you.
