Kotak pretty much did the entire verification procedure they do for loans just to rent a property for their branch. 

Document verification, legal opinion, etc.

One registered will.
One will made by elder brother and signed by great grandpa. 
One will made by younger brother (my grandpa) and signed by great grandpa.

Court Case since 1980s. Other party not willing to compromise even something like 75:25. 

One encroachment on an empty property because of the above and add that case too.

Great grandpa is no more
Grandpa is no more. 
Dad is no more. 

Ancestral property is good and all. Not if you bear all the legal expenses in hope of getting a 25% share (that will also be subdivided to 5 people [dad + 4 siblings])
