      I don’t blame you as I have given money to friends on numerous occasions. Most of the time I had to beg for my money back and some time it took years. Now I have learnt a valuable lesson and I don’t lend money to anyone. In India there is no justice. Wish at least you had his post dated cheque.

          When banks become a party, they insist on registered POA. So doubt if they accept notarized poa. I have seen some get it done at the Indian consulate.

            Yes. Infact my case is exactly similar. My initial has become my first name and actual name became my middle name.
            Just make sure later on your bank account name also is corrected.

              PAN won’t have any initial/ letter either.
              It might be printed on the pan card as there is an option but when you log on to income tax website and check your profile what do you see?

              Actually going forward even visa applications, international documents need full expanded names.
              So it’s better to get rid of that initial

                One more thing is on the 6L cash receipt, it’s better to even have witness signature (1 from your side and another from seller side) for safety.
                Better to avoid brokers as witness.

                  Yes. Normally it’s 1 witness from your side and 2nd one from landlord side.

                    Actually 6 lakhs is a small amount compared to 90L sale price. So not going to be any problem.
                    IT department is more concerned about cash deposits than withdrawal.

                      In the future if there are some legal issues and you decide to go to court, then you might have to pay a huge penalty for your case to be accepted as document would not be valid as is

                      If everything is good between you and your landlord then even tissue paper is fine ๐Ÿ˜‰

                        Take a one page receipt from seller stating 50k is a deposit for documents and if you don’t proceed with purchase based on lawyers feedback, then documents will be returned and 50k will be paid back without interest.

                        Once lawyer gives green signal then you can pay advance and draft a proper sale agreement or go for direct registration if you don’t need a loan.

                        Yes, you withdraw from your bank account. Try to withdraw some from parents account as well.

                        You can pay cash and take a cash receipt (need to get his signature on the pink 5Rs commercial stamp). On the day of registration, this receipt will be destroyed.

                            Stamp paper of 1% of total 11 months rent or 500Rs which ever is lower. In the past it used to be 200Rs flat. But soon after Congress came to power in Karnataka, they changed it.

                            Normally it’s done by landlord. Looks like some cheapo

                              As far as I know 1 cannot record a conversation bn 2 and 3.
                              However 1 can record without consent any conversation as long as one of the party is 1. Eg. Bn 1 and 2 or 1 and 3

                                Inheritance is assets left by the deceased on the day of death. So no gifted property not included.

                                  Most of these vultures are sitting comfortably in some other country.

                                  File police report. See if they can track to see which account was money transferred to and sometimes they can freeze the account. Do not let the scammers know that they are busted.

                                  Most likely money has already been moved out of those accounts. I wish parents talk more with kids before making major decisions.
