      You can do 1 thing. Get a notarized GPA from your parents and use it to transfer the property via a registered gift deed.

      This way you won’t have any problems later.
      Only if your parents are ok transferring the property while they are still around.

      Although this is not the best option, it will work

        Registered Will is better if you have any trouble makers in your family. (Any siblings who are not in good terms)

        Notarized will is almost same as un-notarized will when it comes to security and will work if everyone is on good terms.
        So it comes down to family dynamics.

        In Bangalore, I have seen people literally carry their parents to the office and I wish there must be some provision for the super senior citizens at home.
        Also these buildings are not wheelchair friendly.

        Also one other problem I have noticed is older people have problem with fingerprint scanning and iris scan.

          You need a trusted friend (someone who is of your age)who knows everything about your finances and your future plans.

                Have you been accepting rent from them? If yes, then this establishes tenant landlord relationship and police won’t interfere.

                  Story of every family. There will always be one trouble maker in every family.

                  I know of a very similar case and inspite of the prime property, the legal heirs is living in rented flat and now 82 years old.

                    I have seen so many of my friends go through this. They are so damaged fighting all fake cases . All life has been sucked out of them. Under current laws, there is no solution to get out of this.
                    BTW, judge won’t give her 1 cr. I feel women kind of enjoy having leverage and exploit it to the max.

                    In other countries filing false police report is a crime but not here.

                      There might be some legal issues.
                      Bank don’t look for any legal issues open. The seller is supposed to disclose it.
                      However even if SBI passes loan and later you find issue, you are still liable to pay the loan.

                        Normally you get succession certificate from court that cost 3 or 4% of flat value and then submit that to the local corporation to get records changed.

                        The agent might draft a bogus will and might get it done. Not sure

                        Remember any shortcuts will create problems when you try to sell your flat in the future. The buyer/bank might not be ok. So please keep this in mind

                          The statute of limitation for such cases is 3 years.

                            Normally it’s exchange before (if 100% payment received)or during registration.

                            Normally they would want the agreement original back if it has a cash component listed simply to destroy it to avoid further problems.
                            Copy of your sale deed , you can give. Actually it’s a public record and he can get a certified copy from sub registrar if he wants to. No issue there

                                1. Ask the kiln owner if he wants to buy your land and more or less simply sell.

                                2. Tell them not to use your property. If he doesn’t follow, File case for trespassing.

                                  POA cannot be used to transfer property. SC has issued an order on this.

                                  POA is valid only as long as the person is alive. So when you sell, if the person who gave you POA is dead, then the POA is not valid. So in this case you don’t have poa or ownership. So your money is gone

                                  It’s not registered as for registration you have to pay stamp duty (5 or 6 % of sale value depending on state) except for relatives like father son, etc
