      First choice would be HR or higher ups in the company. Give your friend a deadline and then send an email.
      If this doesn’t work then police. No, you won’t get into trouble but such Axshole friends need to be taught a lesson.

        Tell your friend you will complain to his HR. If this doesn’t work then police case. Only threats will get your money back.

          I think banks have directives to identify mule accounts that are used in cyber crime but this is plain harassment for 40k.
          Don’t know how these idiots pass the banking exams.
          PSU banks are even worse.
          You should also complain to higherups in hdfc

              The police won’t even file your complaint. They are going to call her and discuss mental harrasment and send both away. The next day she will file a rape case and that they will file for sure and you are screwed.

              If she files a rape case, immediately abscond and file for anticipatory bail and then come back once you have it. The case will go on and you might get fed up but at least you won’t have to sit in jail for few months

                What’s unfair/discrimination is if the showroom sold a car for 2 lakhs less to some one else on June 15 itself but 15 days later they are free to do anything.

                This happens to me always on Flipkart and Amazon ๐Ÿ˜Š

                  If he has paid back even a small amount, that will be proof that it’s loan or he might simply say it was a gift.

                      As long it’s valid on the day of execution you will have no problems even if it’s cancelled at a later date.

                      1. Just to be safe, please get a notarized NOC from the actual owners (they can mail it from wherever they live) stating that they are aware of the transaction and approve it and have no problems now or in future.

                      2. **Make sure the payment (DD, cheque) is made to the actual sellers and NOT to POA holder****

                      3. Also the TDS for NRI is 30% instead of 1% for resident Indians. So make sure you follow this to avoid penalty later.

                        Is the POA registered?(Sub registrar or consulate abroad).Most of the banks don’t care for notarized poa nowadays.

                        Registered POA is safe until cancelled and the cancellation of POA needs to be registered as well.

                        However safest would be for owners to appear if possible since nowadays the amount involved is in crores.

                          They might ask for original sale agreement but not the original land documents. They get a certified copy from sub registrar office of all the deeds.

                          I have only handed all the originals on day of registration or day before after receiving 100% payment.(No loan)

                            What will you do if he claims that was a gift.
                            Normally if he has paid some money back, then it’s proof that it’s a loan. Not sure how much whatsapp messages can help. I don’t blame you as I too have given large sum as loan to a close friend but somehow got everything back in bits and pieces

                              Best way is for your parents to gift it to you by registering a gift deed.

                              Is it a registered POA, or If you use POA to transfer it to your name, she might go to court later stating poa was forged by you.

                              Best solution is gift deed. Even will is not fool proof.

                                It’s standard in Bangalore. These are professionals and 100% fake cases. That guy would be a descendant of original owner some 60…70 years back. Their intention is not a win the case but simply make some money doing nothing.
                                They will never attend a single hearing in court and simply drag the case.

                                Either fight the case for next 10+ years or pay 3L and sell the plot.

                                This is very very common in Bangalore.

                                  Where I live every flat has 2 illegal flats on terrace which the builder keeps and uses it or gives it for rent.
                                  All result of corruption.

                                  Legally speaking if you complain to the local corporation about this unauthorised construction, they will come and stop it. In reality they simply take some bribe and close their eyes. So you can try that first option. If it doesn’t work then go for stay order/demolition.
