February 21, 2025 at 10:50 amI am a renter for a long time in Bangalore, have had my share of landlord troubles, nothing very bad compared to what some renters face.But expecting owner to immediately return token advance due to prospect changing their mind is too much.

February 21, 2025 at 10:21 amLooks fair on the owner’s part. Token advance should be refundable only if owner can find an alternate tenant.The owner can claim he lost leads, no way to prove it.
There are consequences for our decisions, owners also invest significant time and energy in renting out the property. So prospects should not be able to just give a token and then renege without consequences.

But you are bound by terms of agreement. Your 30 day notice ends Feb 6. I hope owner is not cutting full Feb rent. You can’t do much if he cuts rent till Feb 6

When transferring through NEFT or RTGS mention reason as gift to sibling. Create a simple gift deed ( format available in internet) and give it to your sibling for their records.I assume your sibling has a bank account. Ensure they file ITR showing bank interest and any other sources of income. Some CAs recommend showing the gift amount as exempt income in ITR. Other CAs say it is not needed. This is a gray area.
While buying the plot, transfer the money from his account.
There is 99% chance there will not be any notice by IT as it is white money transferred through banking channels and property bought with it.
In case there is a notice, preserve all the evidences like source of money that you transferred and transaction details.

Experience certificate for all previous companies is needed. If you exit without F&F it will cause issues in BGV. So better talk to your previous company and come to an amicable settlement.

Even if father’ s name is incorrect, it is fine if it is the same everywhere.It is relatively easy to correct father’s name in some documents, but almost impossible in documents like mark certificate. So better live with it.
